Tanamera was built in 2005/2006 on 8 acres of land in rural Mulmur Township, Dufferin County, located in a Conservation area and consisting of 50% woodland, with an old apple orchard and a creek crossing at the back. The property is now offered for sale for the first time.

The house is a passive-solar, prairie-style, architect-designed, two-level building. The total living space of the home is almost 4000 sq.ft. is divided equally between the upper main floor and the lower floor, which has a walkout to the garden. The upper main floor of the house is suitable for self-contained living and all doors are wheelchair accessible. The main floor has solid rustic maple flooring throughout. The general ceiling height is 9 ft. on the upper level and 8 ft. on the lower.

Collingwood, on Georgian Bay, and Barrie, on Kempenfeld Bay, part of Lake Simcoe, are only one hour North-East of Mulmur. The Mennonite St. Jacob�s Market, near Kitchener is a mecca for crafts, such as quilts, and fresh vegetables, meats, sausages, preserves and to-die-for pies. It�s just a 2-hour drive away - and there is so much to see en route. Another beautiful cross-country drive of less than 2 hours takes you to Stratford on the Avon River in Perth County (South-West), of world fame for its Shakespeare productions.

Construction and Eco Features:

Despite ever-increasing costs, Tanamera�s annual utility expenses for both 2007 and 2008 remained under C$2,300. The home offers the following environmentally-friendly, cost-saving features:

ICF construction (ICF = insulated concrete form) creating an R-factor (measure of insulation) far in excess of building code requirements. Perimeter walls, both below and above ground are 11� thick (2-1/2� styrofoam + 6� reinforced concrete + 2-1/2� styrofoam) creating a monolithic exterior structure and a thermal mass for heat retention. The exterior is a combination of brick and stucco added to the outside wall construction as a �facing.�

The home�s passive solar design provides an expanse of windows across the kitchen, Great Room and master bedroom overlooking the terraces and the property in a south-eastern direction.

The geothermal heating and cooling system provides in-floor heating throughout the lower level, main floor bathrooms, garage, artist studio, and garden shed, supplemented by forced air. Top-up water heating and supplementary heating for the house are by propane.

A state-of-the-art air exchange system ensures top quality air throughout both levels at all times.

All windows and terrace doors are coated with a resistant glazing material for UV protection.
